Once again, Utah comes in near the top of places that people are DYING to move to. If you're looking to live in Utah, or move to a new area, without having to sell one of your kidneys, I've got great news for you! There are STILL places here in Utah where your rent or mortgage wont make you cry yourself to sleep! I've compiled a list of the top 10 most affordable cities in Utah, with some pros and cons of each place! This list was compiled with help from Movoto.com

1. American Fork

Cute name, right? It’s got big-city vibes with small-town charm. Plus, you’re close to Costco. Downside? Everyone’s trying to move here, so good luck finding parking at that Costco.

2. Payson

Known for Kevin Bacon and Footloose, but It’s quiet, affordable, and charming in a “Did I just time travel?” kind of way. But seriously, don’t expect wild nightlife—unless cows count.

2. Eagle Mountain

Way out there. Like, “bring snacks for the drive” out there. But if you want space, newer homes, and a strong sense of “we’re all in this suburban mountain desert together,” it’s great. Just… watch out for the tumbleweeds.

4. Spanish Fork

It’s affordable, it’s family-friendly, and feels very conservative and family-driven. Just brace yourself for endless construction and a bit of a Stepford vibe.

5. Springville

Art town! It’s adorable and creative. You’ll be surrounded by murals and museums. Downside? Everyone drives 5 under the speed limit. Always.

6. Lehi
Tech boom central—hello Silicon Slopes! There’s always a job. But traffic? Absolute chaos. You’ll age five years on I-15.

6. Cedar Hills

Quiet, scenic, and great for nature lovers. But it’s so quiet, you’ll hear your neighbor sneeze three houses down.

8. Pleasant Grove
The name says it all—pleasant. Trees, parks, mountain views. Downside? Allergies. Nature is trying to kill you every spring.

9. Saratoga Springs

Gorgeous lakeside living at bargain prices. But the wind will snatch your soul. Hold onto your garbage cans.

10. Clinton

Affordable and chill. It’s got big backyards and fewer crowds. But… it’s Clinton. You’ll probably have to explain where it is. A lot..
